November 2010 Market Update in Val Vista Pleasanton

Sales in Pleasanton’s Val Vista Neighborhood has been strong during the past six months, with a relatively high number of sales and inventory, although the homes have been staying in the market a bit longer compared to the first part of the year. There are more distressed properties now with 53% of the closed sales, pending sales, and active listings falling under short sales or REO.

Eight active listings are being sold at a median price of $539,750, or a median price per square foot of $357. These active listings have been staying for an average of 82 days in the market. There are 3 short sales and 2 REOs in Val Vista.

There are also 8 pending sales listed at a median selling price of $548,600 or a median price per square foot of $336. These pending sales have been on the market for 55 days. Three of these homes are short sales and one property is an REO. 

Closed sales in Val Vista have gone up to 14 homes from only 10 in the previous 6 months. The closed sales were listed at a median selling price of $552, 643 or a median price per square foot of $351. The homes sold for almost 100% of their original selling price and stayed on the market for 46 days average. This movement was quite slow compared to the previous 6 month period when homes stayed in the market for only 20 days average. Of the 14 homes, seven were distressed properties. 

Val Vista Pleasanton November 2010 Market Update

Val Vista neighborhood is found just off Las Positas and Hopyard Road and was established between 1968 and 1973 by Singer Homes. The neighborhood has spacious homes ranging from 1,370 sq. ft. to 1,950 sq. ft. built on vast lots ranging from 6,000 to 7,000 sq. ft. Val Vista is home to the Donlon Elementary School. Recreational amenities include the Val Vista Park as well as a new soccer park.
