Ventana Hills Pleasanton Market Update January 2011

The lack of inventory  has slowed down sales in Pleasanton's neighborhood of Ventana Hills for the past 2 years. Since June 2010, there have only been 2 closed home sales, one active listing, and no pending sales.

The home on Bartlett Place was the sole active listing with a selling price of $1,025,000, or $322 per square foot, and has been listed for more than a year. This is unusual for a neighborhood where homes usually sell very fast. The home is not a distressed property.

The table below shows the sales for the entire year of 2010, which is the reason why it shows 4 instead of only 2 closed sales. The average selling price of these homes was $1,125,625, which is $373 per square foot or 98% of the original asking price. These four sales were on the market for an average of 17 days. None of the homes stayed longer than 32 days on the market. None of the homes were distressed. 

Ventana Hills features homes with breathtaking views of the Pleasanton ridge. Home styles are mostly contemporary Californian on spacious lots, most of which back up to open community space.  The development has a large playground and slide for the kids and is bordered by Mission Hills Park.
