Single family home sales in Dublin were low for 2 consecutive months with only 17 closed sales in February, down from 18 sales in January and 29 in December. The average selling price went down 15% from $743,500 in January to $635,000 in February. On the other hand, the average price per square foot went up to $270 in February from $263 in January.
Closed home sales in February stayed on the market for 59 days, shorter than January’s 148 days. The closed sales in February sold for 98% of the original asking price compared to 99% in January. 53% of the properties sold in February were distressed, up from 44% in January.
The neighborhood of Dublin Ranch led the sales with a third of all closings in Dublin. The West Dublin area also showed strong activity.
