July 2011 Alamo Market Update – Still Going Strong

The real estate market of Alamo had ended its continuous monthly increase in sales pending in July with a slight decrease. But this occurred after having the highest number of sales pending since June of 2007. July also had the most number of sales pending homes over $2,000,000 since 2007.

Overall, sales pending of detached homes for single families had increased in May to 26 from June’s 23, before going declining back to 24 in July. This was a total increase of 13% in June and a decrease of 8% in July. Inventory had a similar activity, increasing to 108 in June, from 98 in May and then declining to 97 in July. Inventory in Alamo by the end of July relative to sales pending was 4.0 months, a small decrease from May and June’s 4.2 months.

Properties that are being sold under $2,000,000 made up 78% of Alamo’s inventory in July and 83% of sales pending. Inventory increased in June by 11%, from May’s 76 to June’s 84, and then declining to 76 by the end of July. There were a total of 20 sales pending for this market segment in July, a decrease from 25 in June and May’s 21. Inventory relative to sales pending has been mostly steady, with 3.8 months by the of July, 3.4 months in June and 3.6 months in May.

There were 4 sales pending properties priced over $2,000,000 in July, the most for this market segment since the year 2007. There was 1 sales pending in this market segment in June and 2 in May. Inventory increased in June from May’s 21 to June’s 24, before declining to 21 by the end of July.

The real estate market for Alamo continues to be very healthy this summer with the highest number of sales pending and a good rate of inventory. June was a strong month overall and July was a great month for properties over $2,000,000.
